What Is TPO Roofing?
TPO is a single-ply roofing membrane made of a thermoplastic compound reinforced with a fabric scrim. Sheets are typically 10 to 12 feet wide and are rolled out across the roof, with overlapping seams heat-welded into a seamless membrane. The white surface is highly reflective, which can reduce roof surface temperature and cooling load.

Inspection Process
A TPO roof inspection checks seam integrity, flashing at penetrations and edges, membrane condition, drainage, and any signs of punctures or previous repairs. We document the roof's condition and recommend repair, restoration (such as a coating), or replacement based on what we find.
Installation Process
A TPO installation generally follows these steps:
- Prepare or replace the roof deck and insulation as needed
- Install the insulation and secure it per code
- Roll out the TPO membrane and position the sheets
- Heat-weld the seams and flashing with specialized equipment
- Detail penetrations, drains, edges, and flashing
- Inspect seams and complete a final quality check
Common Problems
TPO roofs most often develop issues at:

- Punctures from foot traffic or dropped tools
- Ponding water caused by inadequate drainage
- Shrinkage or membrane movement over time
Repair vs. Replacement
Localized seam failures, punctures, and flashing leaks can usually be repaired. If the membrane is reaching the end of its service life, has widespread seam failure, or the insulation is saturated, replacement is generally the better investment. A coating system can sometimes restore a sound TPO membrane — an inspection determines whether that applies to your roof.
